Hanworth Station is a premium property that has been in the same family for over 35 years and presents with a good body of fattening quality pasture.
It is a centrally situated and well developed cattle station carrying a good stand of premium pasture. It is currently lightly stocked.
The property is well improved with good water and fencing as well as a good internal road system. All infrastructure has been developed to ensure ease of management. Traditionally the property has been very successfully utilised for a mixed breeding and fattening operation.
It is a mixture of open and shaded downs with a large area of shaded creeks and channel system along and adjacent to Alicks and Cassillis Creeks. Stronger dark and solid pebbly black soils are the predominant type over the property. Whilst currently lightly stocked with approx. 800 adult cattle depastured, the owner estimates a realistic long term stocking rate of 2000 AE to continue good management of pastures through the variance of seasonal conditions. It is noted that the available pasture at this time would allow any purchaser to significantly increase this rate in the short term.
The property is fully boundary fenced and split into 8 main, 3 smaller and 2 holding paddocks. The fencing is a mix of 3 & 4 barbed wire and ring lock mostly on steel pickets with steel assemblies. All fencing is in good to new condition.
The key source of water for Hanworth is the flowing bore at the house complex. This water is delivered through a mix of bore drain and piped infrastructure. 2 dams and a permanent lagoon are also sources throughout the property with several semi-permanent and seasonal holes in the creeks and channel systems.
The house complex includes an older Queenslander style main house, a self-contained single bedroom cottage and quarters. Shed structures located at the complex include a carport, workshop, large machinery shed and several other service sheds. The steel and cable cattle yard includes a covered crush, long race, overhead draft and near side branding facilities. Water is connected with a sprinkler system throughout the main working areas of the yard. The shearing shed and yards is located approx. 3 km from the homestead.
