Now at over 85 offices strong and counting, Harcourts Victoria is one of the fastest growing real estate networks within the state.

Formed in 2007 following a joint venture with the MPRE real estate group of 21 offices, Harcourts Victoria has tripled its market position over the past five years.

Harcourts Victoria now boasts a strong team of sales professionals and auctioneers, a dynamic property management division, and full state support team.

Headed by Chief Executive Officer, Sadhana Smiles, Harcourts Victoria is focused on driving growth through the development of the group’s existing businesses by coaching and mentoring its business owners as well as recruiting new talent and offices within the state.

    Sadhana Smiles is Chief Executive Officer of Harcourts Victoria, the state division of one of Australia’s leading and well respected real estate brands. Being a woman CEO in the often male dominated real estate industry has undoubtedly brought out the very best of Sadhana. Her renowned wit, her inspiring personality, her acute ability to capitalise on a commercial opportunity, and her innate sense of being able to quickly identify issues affecting business performance, have earned Sadhana the respect and admiration of some of the most respected and admired leaders of the Real estate world in Australia today – and indeed many of those who work with her on a day to day basis. Now, with a significant track record of success within the Victorian market, as CEO of Harcourts Victoria, Sadhana is focusing her boundless energy on growing the Harcourts Victoria franchise, and also developing the skills of Harcourts Victoria sales consultants. With a proven career built on strong leadership and highly effective people skills, Sadhana is without question one of the leading lights in the Australian Real estate world. She also enjoys an enviable reputation locally, nationally and internationally in the RE industry. Sadhana is now focusing her boundless energy on growing the Harcourts Victoria franchise network, working on ensuring the network enjoys sustainable growth and retain market leadership by fully embracing the benefits of communications technology, effective brand marketing, highly selective recruitment and a commitment to developing sales consultant capabilities. Having worked with teams of up to 250 sales agents and 100 property managers, Sadhana has successfully implemented innovative training programs, performance management and business systems, database and client relationship systems, and implemented pioneering technology concepts. Prior to joining Harcourts Victoria, She held the role of CEO with Harcourts New South Wales in Sydney. In that role, Sadhana led the group through a period of strong growth, posting an impressive 26 per cent surge in settled sales and a 50 per cent jump in the average sales commission per sales consultant. Sadhana is also the proud and very active founder of a not-for-profit organisation, “Links Fiji”, set up to help create real change in women’s health through education. She was recongised in 2007 for her contribution of women in franchising with the PricewaterhouseCoopers Franchise Woman of the Year award for Victoria/Tasmania. Sadhana is also a popular speaker and presenter, and is regularly asked to speak at some of the industry’s most prestigious events, including ARPM, AREC, AREL, RELC, the REINSW Women’s Conference and the Harcourts Conference. Sadhana is also a regular contributor to a number of National real estate journals and publications.

        I started my connection with the real estate industry in 2009 when I took on the role of Business Development Manager for a leading real estate supplier. I was with them for 6 years, held a number of Senior Management roles, with the most recent once being the National Sales Manager role. It was during this time that I built a close relationship with the Harcourts Franchise Group and in particular with the Victorian team and the franchisees. I was thrilled when the opportunity presented itself to join the Victorian Corporate team, it was the perfect fit given my past experience and industry contacts. My focus is on sharing what I know to be great about the network and helping us reach our goal, which is to be the number one franchise network in Victoria. I work with a team that is focused and very committed to this goal and it is an exciting time to be part of a network that is growing.

        Property Management Operations Manager

        Emma Gordon embodies the phrase ‘Carpe Diem - Seize the Day’. Upon completion of her VCE Emma undertook a twelve-month real estate traineeship which included the completion of her agent’s representative certificate. During this time, Emma discovered that she had a keen interest in property management. Following the completion of her traineeship she was offered a full time property management position, which is where her career truly began. She then put herself through night school to achieve the full license required to open her own business. Emma was inspired to open a business that’s sole focus was on property management. This was innovative at the time when most property management companies were just the essential add on to the stronger sales focused businesses. At the age of twenty-six she bought her first real estate business and at the age of 28 rebranded to realize her dream of opening an exclusive property management business and opened Gordon & Lloyd property management. She worked under her own brand for eight years then rebranded to Harcourts to take advantage of their industry leading technology. Emma sold her business in 2010 after twelve years to have more time with her family. After taking time out and finding a real work / life balance, she joined Harcourts Victoria’s corporate office in the role of Property Management Operations Manager over five years ago. As her title suggests, Emma provides property management support to the Harcourts Victorian offices. Indeed, her key responsibilities involve providing support to business owners, property managers and business development managers in various capacities. Emma runs a series of training programmes teaching those that are brand new to property management, right up to those with over 20 years’ experience. She consults to over fifty Harcourts offices and assists with their business planning, recruitment and staffing matters, and helps with advice to refine office procedures so that the property management departments of each branch are more effective, more profitable and achieve growth of their rent role. In addition, Emma manages a helpdesk service for Harcourts property managers to contact with questions or problems. As part of the operations team, she works with other property management operation managers around Australia to enhance the services they deliver to the Harcourts offices and develop new concepts. On a typical work day, she plans training, reviews new training programmes or technology platforms for the property management industry, corresponds with the public, assists and visits Harcourts offices to enhance their performance, attends appointments with new contractors, meets with the national team and plans her field visits to the different Harcourts branches. Emma says property management is an often-misunderstood profession. It requires strong negotiation and mediation skills, patience, understanding and empathy. It is a property manager’s responsibility to keep everyone (landlords, tenants and tradespeople) happy. A property manager often finds themselves working in the role of counsellor or psychologist, helping to solve people’s problems, or may act as a legal representative if a case goes to VCAT. They meet constant deadlines and work to get great results even when unrealistic expectations are set: “You have to be multi-skilled and multi-connected to get a great outcome”. With such busy days, Emma would be forgiven for wanting to spend her non-working days relaxing and taking it easy. Instead, Emma loves to watch her children play the many sports that they are involved in, including netball, basketball, football, soccer and water polo. When there is time to spare she and her husband love to take the children snow-skiing, camping, to the footy or to the beach. Being with her children dissolves the stress that sometimes results from Emma wanting to do her best for her clients: “To me, family is everything and working in a job that I love gives me great satisfaction. If I have both in my life I’m happy”. Emma sees her position as an immense privilege. She is given the opportunity to share her knowledge to help others to grow better businesses, deliver better service and achieve outstanding results. To be successful in her role, Emma believes you need to love dealing with people, have good communication skills and be passionate about property management. In her view, Harcourts Victoria is noticeable for its supportive environment and strong culture. This leads to open communication and a team spirit where all employees work towards the same goals.

        Academy Trainer & Business Development Manager

        Meet Justin Balsillie, Academy Trainer and Business Development Manager with Harcourts Victoria. With extensive experience in sales, Justin made the next logical progression in his career when he joined the real-estate industry in 1998. Despite working in the sector for close to twenty years, Justin still radiates the wide-eyed enthusiasm of a new graduate. He is able to maintain this youthful eagerness because his roles are so diverse: “There is no such thing as a typical day; I could be in a training room, planning visits to offices or spending time face-to-face with business owners, salespeople, property managers and administrators.” In his career to date, Justin has trained thousands of students in a variety of real-estate courses. The course for Agent’s representatives explores the opportunities that exist in the industry and instils salespeople and property managers with the knowledge and skills to establish themselves in the industry from a licensing perspective. From there, Harcourts have a number of courses that enable salespeople, property managers and administrators to become aware of the resources available to them and develop skills that are aimed at increasing their rates of success. Prior to joining Harcourts in early 2015, Justin was already known in the sector through his work as Senior Trainer at the Real Estate Institute of Victoria (REIV), where he managed all staff and contract trainers. As part of his role with the REIV, Justin also implemented and managed several professional development courses. In particular, he assists salespeople with strategies for developing their business plan, winning business and keeping clients for life. Justin, who describes himself as a ‘people person’, works in a team of nine. He believes success is achieved in a collaborative fashion through a lot of effort and dedication, and always ensuring you have the client’s best interests at heart. When he is not working, Justin may be found down at the local footy oval or cricket pitch. He is heavily involved in the local sporting clubs, both AFL Auskick and Cricket, serving on boards, and as a coach and umpire. Father to four boys, Justin understands the importance of prioritisation to ensure your professional goals enable you to achieve your personal goals. Justin is proud to be part of Harcourts and sees the culture at Harcourts being the strength of the organisation: “Harcourts has the systems, networks, policies, procedures, and resources in place to achieve success, and if they don’t have the resources currently, they have the people in place to establish these new resources.” Justin believes the difference lies in the willingness of Harcourts staff to assist each other for the good of the client: “All we have to do is pick up the phone, and someone is eager to assist us to achieve results – this is a recipe for success.”

        Business & Franchise Development Manager

        Meet Vanessa Maher, business and franchise development manager at Harcourts Victoria. While she does love property, she is fascinated by people. A vinyl record collector, food lover, and mother of two, Vanessa started at Harcourts in March 2014. She was, in a sense, born into the industry, with both parents and a sister working in real-estate and another sister employed as a builder. She worked in the family business for nine years before branching out on her own. She credits her parents for teaching her she could do anything, a philosophy she certainly took seriously when she chose to pursue real-estate, being one of only three women in her course of ninety. Vanessa works within the Harcourts Victoria corporate team. The team are structured and dedicated in their approach, working to ensure that every interaction you have with a Harcourts representative, whether with a salesperson out in the field or an administrative officer, leaves you more successful and closer to your goal than when you started that meeting. On a daily basis, in her capacity as a Business Development Manager, Vanessa helps business owners write annual business plans and checks in with them to ensure they remain aligned with their plan, or to make adjustments if required. Vanessa is very process-driven, which she admits is rare from someone of a sales background. She works with clients on strategy and recruitment, and believes that businesses can be made to perform at a much higher level quite easily by, often only slightly, tweaking the process. Vanessa looks for ‘opportunities to make changes in the industry’. She did this by creating a Certificate IV traineeship program, and has authored a book titled ‘Monitor the Sales Process’. Previously she served on the Business Skills Victoria board for two terms and was an exam writer, assessor and consultant for the Real Estate Institute of Victoria. The role of Franchise Development Manager is a recent ‘new string to her bow’, allowing her love of working with people of different personalities, to shine through. It involves not only scouting for new locations in which to spread the Harcourts brand, but also scouting for new employees who match the Harcourts values. These values of people first, being courageous, doing the right thing, and fun and laughter, were carefully selected to ensure that the culture of Harcourts is first-class. Vanessa clearly loves her job, due in large part to her CEO, Sadhana Smiles, ‘I’ve worked with Sadhana before…she’s an amazing woman…she stretches you at the right times, pushes you just enough that you don’t break but you really perform at your optimum…she’s an expert at getting the best out of people’. Vanessa loves Melbourne, ‘it’s the best city in the world’, and its people.
